Entreposage Montreal Mini Storage, Hereinafter “EBI” ou/or “BSI”

ENTREPOSAGE BEAUMONT / ENTREPOSAGE JARRY / CANAL MINI STORAGE “EBI” ou/or “BSI”

CLIENTS DOIT AVERTIR  EBI PAR ÉCRIT DANS LES CAS DE CHANGEMENT D’AUTORISATION D’ACCÈS, ADRESSE, NUMÉROS DE

TÈLEPHONE, VOL OU PERTE DE CARTE DE CREDIT, CHANGEMENT DE No. DE CARTE, DATE EXPIRATION.

 

AVERTISSEMENT – NE PAS ENTREPOSER

Essence, huile, carburant, graisse, peinture ou inflammables; explosifs, feux d’artifice, munitions; Choses corrosifs, toxiques, hasardeux, usés; Pneus, huile de moteur, batteries; substances controlées ou boissons alcooliques; Nourriturres, denrées. Objets de grande valeur. Tout autre objet dangereux ou risqué pour le santé. Tout animal vivant ou mort.

L’éspace ne sera  utilisé ni comme une résidence ni pour opérer  une entreprise. La valeur totale des objets enteposés ne doit pas excéder $25,000 par entrepot.

PERTES, DOMMAGES & ASSURANCE

Client est avisé de s’assurer lui même contre tout risque à ses biens entreposés ici. Tel assurance est disponible chez la plupart des assureurs ou peut acheter directement EBI en partenaire avec Cowan Insurance. Client reconnait que EBI (1) n’est pas responsible de toute perte où dommages aux biens entreposés meme si causés par la négligence et (2) exige que client obtient sa proper assurance, et sinon, d’assumer personellement toute responsabilité pour n’importe quelle perte, incluant pertes ou dommages attribuables à la negligence de EBI, si applicable.                                                        

ATTENTION

Le terme de ce contrat de louage commence le jour speciifié et est renouvellable mensuellement par EBI. EBI n’est pas un dépositaire du propriété du client, et n’accepte ni le contrôle ni  la reponsabilité de garder la propriété. Client doit fournir son propre cadenas (Un par chambre). EBI peut, mais n’est pas obligé, de verouiller l’éspace s’il est trouvé ouvert. Le loyer payé en avance sera remboursé quand le client vide les lieux, mais il n’y aura aucun remboursement si client quitte après la date que le loyer est exigible pour le mois courant. Loyer payé en avance pour obtenir un reduction en prix ou des mois gratuits promotionnels sont pas remboursable. EBI a le droit de changer le prix des chambres par avis telephonique ou écrit (incluant email) de 30 jours au client. Client est responsable de payer le loyer à temps. EBI a le droit de changer les heures d’opération, d’établir et de changer des reglements. EBI peut annuler votre location pour proteger l’immeuble, l’entreprise, les employees & clients avec un avis ecrite (incluant par courriel) de 10 jours.

 

AVERTISSEMENT

Si le loyer n’est pas payé à temps, un montant de $15 sera exigible. Un montant supplémentaire de $15 chaque 2 semaines peut etre ajouter si le paiement n’est pas réçu 15 jours après l’échéance. Frais additionels de $199, et tout dépense associée à la vidage ou vente des biens entreposés, seront appliqués quand le loyer est en retard de 90 jours. Clients avec loyer en retard de 90 jours ou plus authorise EBI de retenir, vendre, abandonner ou détruire les biens entreposés. Frais d’un minimum de $75 sera appliqué si le cassier n’est pas vide et propre sur fermeture de votre compte. Frais de $35 sera appliqué sur les cheques NSF/invalides.  Toutes les dimensions sont données à titre indicatif et peuvent varier.

WARNING – WHAT NOT TO STORE

Gasoline, fuel, grease, paint, flammables; Explosives, fireworks, munitions; Corrosives, toxic or hazardous materials or waste, tires, motor oil, batteries; Controlled substances or alcoholic drinks; Food or perishables; Valuables; Dangerous items or  items which might pose a risk to health. Animals, alive or not. The space will serve neither as a residence nor in the operation of a business. The total value of the stored items should not exceed $25,000 per storage unit.

 

LOSS, DAMAGES AND INSURANCE

Client is advised to obtain insurance for personal property stored here. Insurance may be available from Client’s own insurer. Client understands that BSI (1) is not responsible for loss/damage to customer’s property, and (2) requires that clients provide their own insurance or self insure. Client personally assumes all the risk for any loss including, but not limited to, losses or damages resulting from water, fire, theft or any negligence on the part of BSI. BSI assumes no responsibility for lost or stolen items including but not limited to: locker keys, locker codes or access cards

TERM/CANCELLATION

The term of this contract begins on the date specified and runs for one (1) month unless otherwise stated herein. Rent is payable on the first day of each rental period. BSI is not a depositary of Client’s property, and accepts neither control nor the responsibility for said property.  BSI shall have the right to terminate this contract anytime.  Client shall provide one padlock per locker or may purchase one from BSI. BSI reserves the right to reject or replace any padlock provided by client or BSI. You must provide 2 weeks written (email, mail etc) notice of your intention to cancel your storage rental. Without this written notice, your unit will be automatically renewed for another month. For the protection of business operations, physical property, employees and other clients, BSI may cancel any rental at any time for any reason with 10 days written notice (including by email)

 

REFUNDS/RATES

Prepaid rent may be refunded when the Client vacates the locker less an administrative charge. Clients seeking refunds may forfeit any long term discounts received and will be responsible for the difference in rent for their entire term. No refunds will be made for periods of less than 1 month. No refunds will be made for any prepaid amounts used to obtain a reduced rental rate or promotional free months. BSI shall have the right to change prices on a month’s notice by telephone or by email.  BSI has the right to change this agreement, change operating hours, refuse entry to any individual and to establish all rules and regulations.

 

NOTICE

Failure to pay rent on due date will result in: (1)Up to $15+Taxes late charge applied 2 days after rent is due and each 2 weeks after that (2)Client losing access to the building & storage locker (3) Other temporary or permanent restrictions (4) Interest of 1.5% per month may be applied to any outstanding balance

After 90 days in default client forfeits storage unit and all belongings stored. Client remains responsible for all amounts owing as well as administrative fees, interest and all expenses associated with the sale or disposal of the contents including a $199 administrative fee. If rent, fees or expenses are 90 days overdue, BSI may retain, sell, abandon or destroy goods stored. Interest on outstanding balances shall be charged at a rate of 1.5% per month. All dimentsions and areas of storage units are approximated and may be smaller or larger than advertised.

PROFILE CHANGES: Lessee affirms that if Lessee updates their profile information
using our website or mobile app, he/she agrees that a change of Lessee information form is not
required.
DRIVERS LICENSE or other Identification: Lessee affirms that the identification submitted with this
agreement, is valid and that Lessee is the sole renter of the unit number rented as shown
above at this said location.
AUTO BILLING: If Lessee chooses to enable Auto Billing through the Self Storage
locations Mobile App or Website reservation tool, Lessee authorizes Lessor to charge Lessee’s designated debit or
credit card for charges incurred on the leased unit number listed above. This charge will
recur monthly on the first of each month unless Lessee terminates this authorization by
changing with the App or by giving notice to Lessor in writing. Lessee may terminate this
authorization at any time by providing written notice. Lessor shall comply with any termination in not more than
thirty (30) days after notice. Lessee agrees that additional late charges may apply if
payment is declined for any reason and rent is not paid before the later of due date or any
grace period.
DIGITAL SIGNATURE: By your acceptance and your digital signature or handwritten
signature, on this our electronic contract, Lessee agrees that this rental agreement becomes effective
as of the date of your signature hereon and that your use of a storage unit at said location
above is sufficient consideration to support this agreement in full without the necessity of
any signature hereon by the Lessors management.

*CLIENTS WILL FORFIET THEIR ENTIRE DEPOSIT IN THE EVEN OF LOST OR

 DAMAGED ACCESS CARDS AND/OR DAMAGED OR UNTIDY STORAGE LOCKER

 * CLIENTS WILL BE HELD RESPONSIBLE FOR ANY DAMAGE CAUSED TO THE PROPERTY OF BSI OR ANOTHER CLIENT

A CHARGE OF $25 PLUS TAXES WILL BE APPLIED ON NSF OR INVALID CHEQUES
